General Terms and Conditions.
Please read our terms and conditions carefully.
Reservations and Deposits
• We do require a deposit to hold your reservation. Within 5 days, strictly. The amount will depend on the apartment being booked.
• Payment for the reservation deposit should be made via, cheque, credit card or via paypal ( paypal and credit card incurr 3.5% will be charged to the amount quoted). The rest of the payment is due in cash on the arrival day. There are some apartments that can take full payment by credit card by adding 3.5% to the total. For details, please contact me.
• Please note that the booking will not be confirmed until Barcelona Apartment Rentals has received the pre-payment fee and you have received a confirmation email from Barcelona Apartment Rentals with all the relevant information.
• Depending upon the apartment offered to the client a cash damage deposit ranging from 150€ to 400€ will be requested upon arrival and will be refunded in full after inspection of the undamaged apartment by the owner. Please check the deposit amount for the apartment you are booking in your contract.
Payment
• Once Barcelona Apartment Rentals has confirmed the availability of one of its apartments, the client will have to pay a percentage of the total price for the stay by means of a credit card via paypal. Within 5 days of confirmation.
•The rest of the price for the stay in the apartment shall be paid by the client in CASH upon arrival (please remember, NO CASH, NO CHECK IN!).
• Exceptionally, this payment can be made by means of a bank transfer provided always that (i) the corresponding NET amount (wire cost are on your side) is received in our bank account one week before your arrival (ii) we have confirmed to you in writing that we have received such amount.
- Any extra charges, such as cleaning payable on arrival to the owner in Euros. Extra charges apply in certain apartments, see bellow.
- From time to time and due to currency fluctuations, Barcelona Apartment Rentals reserves the right to change their prices and to add any extras to your trip. For example, the transport from and to the airport, cleaning fees, etc.
- Due to currency fluctuations, prices given in euros on the day you receive your confirmation/information is the amount payable on the date of your arrival. Regardless of the exchange rate on the date of arrival. Please don’t argue this point.
- Please remember that your contract it is with the owner of the apartment Barcelona Apartment Rentals is just the mediator between you and the owner. If there are any disputes between you and the owner we will try to help you to solve it, Barcelona Apartment Rentals is NOT liable for any issues or problems which might arise during your holiday. Disagreements will only be resolved under Spanish juridiction laws.
Cancellation
• If the client cancels a fully paid reservation, there is a cancellation charge that will depend on the number of days before the beginning of the rental period. Please note that the reservation deposit is non-refundable:
- More than 90 days before: 20% of the total amount.
- 60-89 days before: 30% of the total amount.
- 30-59 days before: 50% of the total amount.
- Less than 30 days before: 100% of the total amount.
- If for any reason beyond their control, including force major.
• In the event that the client changes the dates, it will be understood as a new stay and it shall be subject to the cancellation conditions.
• It is strongly recommended that clients purchase trip cancellation insurance. Any cancellation, including force major, will be subject to our clear and simple cancellation policy stated herein.
• Barcelona Apartment Rentals should be unable to provide to the client the property he has booked, they reserve the right to transfer him to a property of similar characteristics.
Arrival
The day of your arrival, the apartment will be available from 14:00 pm. If, for any reason, your arrival is earlier, please let us know in advance so we might try to accommodate you before. Please note that for arrivals later than 20:00 pm and before 9.00am there is an extra-charge of 40€. Arrivals on Bank holidays and Sundays have an extra charge of 50€.
Cleaning
The apartment shall be cleaned prior to the arrival of each client. When leaving, the client is obliged to leave the apartment in a reasonable condition. There is a different charge for the final cleaning for each apartment which ranges from 30€ to 70 €. Check the price on the apartment booked on your confirmation.
Number and identity of the guests
The client will inform Barcelona Apartment Rentals of the number of guests included within the booking. Unless otherwise agreed by Barcelona Apartment Rentals, only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment, except for children under two years of age. Pets are only allowed where permission has specifically been granted. In the event of any infringement of the aforementioned obligations, Barcelona Apartment Rentals at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
Behaviour
The client signing the check in form will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, Barcelona Apartment Rentals shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation.
Please observe that Barcelona Apartment Rentals' Terms and Conditions with regard to disturbances, loud music and parties are very clear: ALL ARE STRICTLY FORBIDDEN. Guests staying in a Barcelona Apartment Rentals apartment should know that if parties or loud music are heard, or neighbours complain and/or police are called, it can result in immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent and refundable damage deposit. Also note that by booking with Barcelona Apartment Rentals you have already accepted our terms and conditions and will therefore be expected to abide by these rules. You will also be expected to sign these rules upon check-in on your arrival day.
QUIET TIME IS EVERY DAY FROM 22.00 PM to 10.00 AM
We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings and the nightly rest of other inhabitants must be respected.
Liabilities
Barcelona Apartment Rentals nor the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, damages, insurance, losses because of fires, robbery or criminal behaviour.
In case of any infringement of the aforementioned obligations, Barcelona Apartment Rentals at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
Our Website
All apartment descriptions and information is supplied by the apartments featured. Whilst Barcelona Apartment Rentals do their utmost to maintain accuracy and to check details wherever possible, Barcelona Apartment Rentals cannot be held liable for any errors or omissions that may arise.
Barcelona Apartment Rentals also reserve the right to change information published on the site at any time including rates, descriptions and photographs. Barcelona Apartment Rentals makes no warranty or representation about the fitness or suitability of any product or service advertised on its web site.
Terms and Conditions
Barcelona Apartment Rentals reserves the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties, using the site, to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such changes are accepted by any such third party and, that any such third party undertakes to comply with any such changes.
These terms do not affect consumer statutory rights.
Barcelona Apartment Rentals House Rules - Please Read Carefully
As a client, you are expected to respect the house rules that pertain to the apartment and the community it belongs to. The apartment may not be used as a party space but that of an accommodation for sleeping, eating, relaxing, etc. Please look at the house rules thoroughly in order to avoid any problems. Our main objective is for the client to have a good experience in Barcelona.
1. Please don't smoke in the apartment. Smoke on the terrace if there is one or outside and please do not throw cigarette butts down into the street or patios.
2. Please respect our neighbours - normal working people who need to get up early and go to work every day so please respect the noise levels in the stairwells as well as in the apartments. Parties are not allowed.
Quiet hours:
Monday - Friday 22.00 to 9.00
Saturday - Sunday 24.00 to 10.00
3. Please turn off the air-conditioning or lights if you leave the apartment; we try to keep prices low and would like to conserve energy.
4. Tourist tip: please lock the doors securely behind you and only take what you need with you for the day as there are professional pick pockets in most tourist areas.
5. Please do not leave the garbage in the apartment when you check out. You can leave it on the street every night between 20.00 - 22.00, and it will be collected by sanitation personnel.
6. Please note that the check out time is at 11:00 as we need to clean the apartment from 11:00 to 14:00 prior to the next check-in (14.00 is the normal check in time). Let us know in advance if you need a later check out time.
Barcelona Apartment Rentals.co.uk is a domain name owned by Barcelona Apartment Rentals that has been registered with the Nominet Business Registrar with business domicile in 86 Girona Street, Barcelona 08009, Spain.
OTHER ISSUES
- If you want to be collected from Barcelona Airport we charge 40€ and this amount is payable to your driver once in Barcelona. Delays are charged at 10 Euros per every ½ hour, unless you inform your driver ASAP about any delays or changes.
- You will have to inform us of ALL the details of your flights which includes (airport you are traveling from, flight number, name of airline, estimated time of arrival in Barcelona). It is your responsibility to keep your driver informed of any changes or delays of your flights (NOT ME AS I AM NOT COLLECTING YOU FROM THE AIRPORT), otherwise they will be charging you delay time and if they have to go back home from the airport they will charge you for that as well which it will be 60€ or 80€ plus waiting time.
- Long-term stays can be considered at an agreed fee and an agreed deposit.
- If you have any problems during your stay in Barcelona, do not hesitate to contact the owners of the apartment; they will be happy in assisting you as much as they can! Their number is in the information pack I sent you. Remember I am not in Barcelona so it is not much I can do to help once you are there.
- The security deposit of covers the cost of any damage or breakages during your stay to the property and its contents, inside and outside, excluding normal wear and tear. The refund will be at the owners discretion.
- The flat is available from 2.00 p.m. on the day of arrival. If your flight arrives to Barcelona before that, you are welcome to leave the luggage in the flat whilst it is being cleaned and come back for the check in at 2.00pm.
- The flat must be vacated at 11.00 a.m. on the day of departure. If it is not you will be charged the security deposit. If your flight is due to leave Barcelona later, we can look after your luggage for a fee. See bellow.
- Once I have received the initial payment for the flat I will be sending you an information pack with all the information about the apartment, after that I shall not contact you again. You can assume that everything is in order. It is your responsibility to call or e-mail me a week before departure to confirm all the final details of your trip.
- Parties that on arrival to Barcelona make their own way to the flat must, agree with me a time to meet in the flat with the owners, in advance. If for any reason you are going to be late you have to inform the owners. Otherwise, delays are charged at 10 Euros every half an hour. Please do not embarrass yourself or the owners by trying to argue this point.
- You and your party hold Barcelona Apartment Rentals harmless from and against any and all liability arising out of or in any way connected with your use and occupancy of the property, including injuries, damages or losses from fire, theft or criminal activity. The flat owners are never liable for any of the above.
- In the unlikely event and for reasons beyond our control where an apartment is damaged or for whatever reason not fit for rental, we reserve the right to change your party to a different apartment. We will try to give you as much notice as possible and trying to find suitable accommodation for the whole group. If that was not possible due to all the apartments being booked up we would find you a Hotel, but you would have to incur the extra expense.
- It is your responsibility to let us know if there are any changes on your trip and inform us of the flight details, before your departure. I will not contact you after your final payment has been made unless there is a problem.
- We strongly advise you to take Travel insurance. Remember we do not refund the money 6 weeks before you are travelling!
- In the case that there is a problem with the apartment you have booked. The management will find you a suitable alternative of accommodation, with the same standard as the apartment that you have booked, same number of sleeping places and same price.
Extra charges
Check in
Some flights arrive later than normal working hours. We would call these unsociable hours. Due to the owners having to get to the apartment on time for your arrival the following apply.
- If you arrive to the apatment past 20.00pm and before 9.00am there will be a surcharge of 40 euros per apartment.
Transport (x 4 people) It is a saloon car that will be collecting you from the airport, so if there is more than 4 people in your party, then two cars will be required. You have to pay this to the driver in advance for both trips (if you are only requesting one way then you only have to pay for one way). We can’t provide with car seats as in Spain is not compulsory to have car seats.

- Change of bedding and towels 20€ per set.
- Bookings of restaurants, theatres or other functions 8€ per booking.
- FC Barcelona tickets 10€ per ticket
- Storing luggage after 11.00am on the day of departure 25€.
- Arrival to the apartment before 14.00pm 30€.
- Welcome pack 25€ charge extra for the shopping plus the cost of the shopping.
- If you forget something behind and you want us to send it to you, there will be a charge of £15 for administration fees and the cost of P&P
- Fairs in Barcelona or main events 15% applicable on all prices.
- Extra bed 30€ x week
- Delays are charged at 10 Euros per ½ hour. Please let your driver know, by ringing him from the departing airport. You have his number in the information I sent you.
- For late Arrivals after 20.00pm 40 euros.
- Bank holidays and Sundays and after 23.55pm 50 euros
- Prices are inclusive of Tax and utility bills, but NOT the cleaning fee. Every apartment has a different cleaning fee, depending on size and number of people staying in the apartment, please check with us.
